Considering Ever Home Siding Replacement Cost in Raleigh, NC

Home siding installation costs vary depending on wall height, accessibility, wall prep, siding type, spacing, and profile. Exterior wall sheathing, insulation, soffits, fascia, vents, shutters, and accessories are priced separately. A 2,500-square-foot home will generate 80 to 110 cubic yards of waste, including the removed siding and leftover installation scraps. So, potential landfill, hauling, and dumpster rental fees are also considerable expenses.

Estimators cannot assess wall and structural damage until the siding is removed. These areas include exterior wall sheathing, studs, or joists.

Cost by Square Foot

Contractors measure and calculate siding by the square, which is a 10 x 10 section equal to 100 square feet. In Raleigh, NC, replacing siding on a residential home, on average, costs $450 to $900 per square or $4.50 to $8.00 per square foot. It includes removing one layer of siding and installing vinyl siding. Fiber cement installation averages between $8 to $13.00 per square foot, depending on the siding type. While cedar siding starts at $18 per square foot, and composite siding starts at $14.

Additional Factors that Increase Cost:

  • Hard-to-reach Areas
  • Installation Complexity
  • Additional Stagging, Protection, & Setup
  • Existing Siding Type to Remove
  • Several Layers of Siding to Remove
  • Special Orders & Product Availability
  • Siding That Contains Led

Wall Sheathing Add-Ons

We install housewrap whenever we are replacing siding on an entire exterior wall. HomeGaurd and Tyvek are the most common. Housewrap can go directly over the existing wall sheathing, eliminating the need to replace it and reducing cost. Zip plywood sheathing systems require full sheathing replacement and sealing. The added cost for Zip is $2 to $5 per square foot, while a roll of house wrap is $90 to $300.

If the exterior wall sheathing is damaged, 7/16 OSB is the current standard thickness. We recommend orange-labeled OSB, not blue because it is more moisture-resistant.

Rainscreen Systems

Rainscreens are not standard if you are a contractor or home builder in Raleigh. Rainscreens are wood battens, 1/4 to 3/4 inch thick. They separate the siding from the exterior wall, allowing unpressurized airflow. The added airflow keeps the wall and siding dry.

Rain screens are not standard or required by North Carolina’s building codes. However, for premium-built homes, installing them is best practice. The added cost to install a complete rainscreen system on a home ranges from $2 to $5 per square foot.

Soffits and Vents

A vented soffit and ridge vents eliminate the need for gable vents, which would be redundant. Hardieplank soffits come in ventilated and smooth versions. Vinyl soffits are slotted or ridged. Slotted ventilation uses elongated slots instead of round holes. So, vinyl soffits look different from wood and fiber cement.

Soffit sizes range from 12 to 24 inches. Soffits that are 16 inches or more are more expensive to install.

Fascia Board

We install PVC fascia boards for all siding projects if they need replacing. Depending on the siding type, the fascia board can be painted or wrapped to match.

The cost to install PVC fascia ranges from $3 to $8 per linear foot. Our preferred PVC board is Royal and Azek. Other brands are filled with air and are less dense, resulting in them being able to dent easily.

Shutters, Accessories, and Finishing Touches

  • PVC/Fiberglass Shutters: $40 – $120 per pair
  • Custom Wood Shutters: $120 – $400 per pair
  • Custom Light Fixture Plate: $35 – $80
  • Window Pediments: $200 – $800
  • Door Pediments: $200 – $2,500.00
  • Window Headers: $80 – $200
  • Door Headers: $80 – $300
  • Keystones, Wood/PVC Trim Accent: $60 – $140.00
  • Soffit/Gable Brackets: $60 – $800

Price Ranges Based on Common Homes Sizes

Re-siding small, single-story ranch-style homes and townhouses, 1,200 to 2,100 sq. ft., costs $11,000 to $21,000.

Full replacement siding costs $24,000 to $50,000 for medium-sized, typically two-story, single-family homes (2,200 to 3,200 square feet).

Large single-family homes ranging from 3,300 to 4,000 square feet will cost $32,000 to $70,000. Large garages, multiple rooflines, dormers, steep roofs, and third stories will raise the average cost per square foot.

Vinyl Siding Costs for Raleigh, NC

Vinyl siding costs a fraction less, saving an average of $1 to $1.75 per square foot compared to fiber cement. Yet, the actual cost savings are not having to paint it, which saves an average of $15K over a 20-year period.

However, vinyl siding upgrades, such as insulating panels, improve efficiency and impact resistance, making vinyl more expensive to install than fiber cement.

Cons of Vinyl Siding:

  • Lowers Home Values
  • Vinyl Siding is Flammable
  • Limited Color Selections
  • Low Wind-Resistance
  • Oxidation

Fiber Cement Siding Brands & Costs Compared

Fiber cement siding is the most versatile. It can match existing siding profiles, which is the single most helpful advantage in managing job size and expenses. Its versatility enables homeowners to replace and repair as needed and does not require a complete overhaul.

Completed-Siding-Installation

JamesHardie is the pioneer and most expensive fiber cement manufacturer. Allura and Nichiha are growing competitors. The issue is that they all suffer from delamination when exposed to excessive moisture. We prime all cut edges to reduce swelling and delamination, which follows the current installation standards.

Natural Cedar Wood Siding

Beveled, rough-cut Western Red Cedar is the most common, cheapest, and easiest to install. It starts at $18 per square foot. Board and batten costs up to $30 per square foot, depending on how your siding installers stagger each piece.

A semi-transparent stain or sealer is best for protecting new or old cedar.

Pros:

  • Natural Bug Deterrent
  • Low Maintenance
  • Sustainability
  • Lower Environmental Impact

Engineered Wood Siding

Engineered siding is the most cost-effective wood siding material. However, engineered OSB siding suffers from delamination, organic growth, and other failures. We do not recommend exterior cladding that contains glue or resins combined with wood chips or wood particles.

Composite Siding

Manufacturers introduced composite siding with high claims, and expectations followed. We now know that dark composite siding oxidizes faster than lighter colors. Composite siding combines plastic and wood fibers. Its installation is like vinyl siding, requiring a looser fit to allow flex, expansion, and contraction.

Composite siding costs $14.00$19.00. However, the cost is not why many local siding contractors, like us, do not recommend it.

Cons:

  • Limited Colors
  • Not Paintable
  • Premature Oxidation Issues

Masonry and Metal Siding

Longboard and aluminum cladding are some of the most costly metal sidings at $40 to $60 per square foot. Lux steel cladding and other siding styles are more common for commercial use.

Cons:

  • Cost
  • Dent Resistance
  • Unnatural Look
  • Noise

Cultured stone and brick veneer are familiar masonry accents for homes. Stucco is more common in covering entire residential homes and commercial buildings.

Lap Siding Costs (the most common)

On average, horizontal lap siding requires less time and labor and produces less waste. Horizontal siding profiles include Dutch lap, clapboard, and beaded.

Vertical Siding

Vertical-Wood-Siding

Vertical siding uses panels that installers place up and down instead of right to left. It can accent dormers, gables, porch walls, and garage faces and cover the entire home.

Siding contractors install vertical siding symmetrically. We position design layouts with precision. Our most common vertical siding for Raleigh homes is board and batten. Other styles include shake siding. It comes in straight, staggered, and half-round profiles. All take more time to install than horizontal siding.

Comparing Types of Siding Materials

Seventy percent of the siding that we install is preprimed JamesHardie. However, we do not recommend the added cost of James Hardie’s ColorPlus. In our experience, it fades as quickly as premium household paints. Nichiha shrinks too much, causing significant expansion gaps. Allura siding cracks in darker colors.

Repairing existing siding is the cheapest option. But, if over 65% of the wall or total siding is damaged, it’s best to remove the whole section. Consider cost, safety, and consistency with nearby homes when choosing siding materials and colors.

How to Reduce Costs

Maintaining your siding is the most effective way to reduce future costs. However, if the siding has already degraded, you may be able to salvage it. To prevent further degradation, you can paint vinyl, wood, metal, and fiber-cement siding.

The most basic yearly maintenance is annual pressure washing to kill all organic growth. It’s also essential to keep a few extra pieces of matching siding in case damage occurs in the future.

Signs That Show Siding Degradation

Hairline cracks, delamination, rot, oxidation, and peeling paint are forms of siding damage. Homeowners should check their homes for new damage every 6 to 18 months. Keeping a close eye will prevent the damage from accelerating.

A licensed siding contractor should replace any soft areas found on wood or cement siding. Cracked vinyl siding should also be replaced to prevent water intrusion, which can lead to mold and organic growth.

Hiring Siding Services

Regardless of the claim, protecting exterior siding is essential to longevity. All exterior substrates, including metal, which is known to last the longest, will fail over time. Even aluminum will corrode if left unpainted or unprotected.

Manufacturers and contractors know that durability sells siding materials and services. So most tell you what you want to hear and gloss over how much siding will cost over its lifetime. It’s essential to ask your service provider as many questions as possible. Be sure to cover and include all potential extra costs. The idea is to eliminate potential additional installation costs.
