Washing and cleaning the exterior of your home or commercial building is vital to maintaining it. Painted surfaces collect mold and mildew every 8 to 18 months. Wet brick and concrete will also accumulate moss and algae. Additionally, shady and humid areas are the most prone to outdoor organic growth.

Cleaning outdoor surfaces helps them last longer. Due to Raleigh’s high humidity, we recommend pressure washing annually. If you see black spots or green growth, it’s time to have it removed with a low-pressure (soft-wash) that includes a cleaning agent.

The Process

Most companies’ annual pressure washing services focus on removing dirt. Power washing for painting requires removing all organic growth. All paintable surfaces must be rinsed with a solution that kills all visible and invisible growth.

The cleaning solution is usually stronger. So, surfaces must be protected to prevent killing plants and staining floors, carpets, and other areas. Here are a few tips and things to consider based on each surface.

Covering Exposed Outdoor Receptacles:

  • Please check that all outdoor outlets are weatherproofed, sealed, and working before the wash begins.
  • If an electrical outlet is exposed to excess moisture, it will burn out the outlet, which requires replacement.

Plant Protection:

  • We pre-rinse all fragile plants and shrubs, especially during the hotter seasons.
  • Cover extra-sensitive flowers and shrubs to prevent burning the leaves or killing the plants.
  • We recommend covering or removing all vines and Japanese maples near washed areas. This is to avoid exposure to airborne spray or runoff.

Window Protection:

  • Close and lock all windows to prevent water entry.
  • Removing the screens before the house wash allows for a more thorough rinse of the windows.
  • Windows on the sunny sides are subject to water spots.

Window Cleaning:

  • Window glass cleaning is an extra service, separate from house washing.
  • Window sills on upper windows may have residual dirt.

Note: We do not apply high pressure to window sills to prevent water entry and potential floor damage. If you have hired us to paint, the painters will dust and clean the sills once they arrive.

Door Protection:

  • Cover mahogany, pine, and other natural wood doors with plastic. This prevents water damage to faded or degraded finishes.
  • Place a towel behind the doors to prevent hardwood and carpets from getting wet or stained.

Stained Ceilings:

  • Discoloration and water spots occur on older stained ceilings if they get too wet.
  • If we are not painting or staining the ceiling, it’s best to avoid washing it.

Service Details:

A soft wash before painting must kill all organic growth on all paintable surfaces. Any additional areas requiring cleaning can be added for an extra cost. Porches, steps, and foundations are the most common additions our customers make.

Asphalt Roof Cleaning

Roofs found on homes and buildings are large and need cleaning every so often. Cleaning all surfaces ensures the front is presentable. However, if the stains on a roof have been there for a long time, they may not come off. Cleaning new or lightly stained roofs is achievable with light solutions and rinsing.

Wood Surfaces

Applying high pressure to exterior wood surfaces causes them to fray and become rough. Wood cleaning involves dedicated wood cleaners and combining medium to low-pressure washing.

More complex wood restorations and areas with heavy mold, mildew, or moss require more pressure, also called blasting.

Concrete, Brick, & Masonry

Professional pressure washing machines range from 3,500 to 5,500 PSI and put out 3 to 8 gallons of water per minute. The extra pressure shoots water farther away. This helps clean higher spots from the ground. Larger washers also clean concrete faster and better, the more pressure they provide.

Metal Gutter Cleaning

Water runoff from a roof with asphalt shingles will stain aluminum gutters. Tar, acid rain, and other elements cause stains on gutters, which are most noticeable in white colors. Unfortunately, the only way to remove stains from gutters that are not moss, mold, or mildew is to clean them by hand using Purple Power.

If you see dark lines on your gutters after we have used traditional cleaners, soap, and bleach will not remove those stains.

Cleaning Solutions

Some pressure washing companies try to hide the cleaners used, referring to them as chemicals. There are a few alternatives to bleach. But nothing kills mold and mildew on contact like bleach. (sodium hypochlorite and hydrochloric acid)

Soaps and other agents strengthen the solution and help it stick to surfaces longer, which is beneficial for cleaning.
