How Zinsser Primers Excel in Interior & Exterior Applications
Zinsser primers offer the broadest range of stain-blocking and bonding solutions, making them the primary primer that we use. In our area, we noticed that painters don’t really mention primer types. We know because when we ask our clients, they often say, “Yeah, the last guy didn’t mention what primer they would use.”
Priming raw wood, unpainted surface, or any form of surface degradation is by far the difference between a paint job that fails and one that lasts a long time. And choosing a primer that sticks well, has high solids, and seals the surface is a universal benefit that historical homes in downtown Raleigh and newer repaints can all use.
Stores all around the Triangle carry Zinnser despite the fact that it is not considered their “in-house brand”. That is a testament to how great this primer has been and still remains. If they stock it, that means contractors like us are asking for it.

Buying quality paint is what ensures lasting protection when you or your local painter is done. However, the unseen hero is the primer that bonds the substrate to the first coat of paint. Applying that first coat of quality primer makes those future top coats last and hold up so much longer. This means less potential for scraping, sanding, and loose paint ten years after a house’s exterior has been painted. Or, using less interior bathroom wall paint and sealing that porous drywall to further prevent moisture from transferring into those bathroom walls.
When we are in line to pick up paint, we often see painters pick up their paint order and forget the primer. Then, just as they are ready to leave, as a second thought, they ask, “What kind of primer do you have?” Of course, we are not going to name-drop which companies or the store; the premise is that primer type should be front and center, and often it is not.
Stain Blocking Primers
High-performing stain-blocking primers create a critical chemical and physical barrier that prevents wood tannins, sap, and water stains from leaching into the final topcoat. This isolation is typically achieved through two primary mechanisms: insolubility and cationic locking.
Oil and shellac-based primers utilize alcohol or mineral spirits as solvents. Because most problematic stains, like nicotine or water rings common in many NC college rentals, are water-soluble, these primers do not dissolve the contaminants. Therefore, effectively sealing them behind a non-porous barrier.
Conversely, advanced water-based primers, such as Zinsser 1-2-3, employ cationic technology, using positively charged resins to chemically bond with and “lock” negatively charged stain molecules in place. Beyond blocking, specialized bonding primers promote adhesion on slick surfaces and facilitate the transition from older oil-based layers to modern acrylics. This technical necessity far exceeds the capabilities of standard clay-based conditioning primers.
This precision in product selection is most critical in professional cabinet painting, where the best primers must provide superior adhesion, rapid dry times, and a perfectly smooth transition from one painted surface to another.
Zinsser BIN Primer
Zinsser BIN is one of the best mass-market primers available. The price of this primer has increased the most due to rising raw material costs for shellac.
BIN is best sprayed with an airless or VLP sprayer, dries, and is ready to sand in 20 minutes. We used BIN for priming cabinets, which is ideal for transitioning from stained wood to paint.
Shellac-based primers are the best at blocking stains. When two coats of Zinsser BIN primer are applied, they block almost any stain you can throw at them, even grease.
Zinsser 123 Primer
Zinsser 123, also known as Bullseye, is the most versatile primer, outperforming any acrylic latex primer for the cost. As with all paints and primers, 123 has increased in price. Compared to other primers, it’s the best-priced interior and exterior primer money can buy.
Zinnser excels at priming exterior raw wood and is perfect for priming interior walls before installing wallpaper. We use it a lot to seal the beaded edges of Masonite siding on homes in Raleigh. It seals the grains of the particle board fibers better than any primer we have used.
The secret behind this high-performing primer is its 50% solids by volume. Zinsser 123 also has a Plus version that retains the same adhesion properties at a lower viscosity. Therefore, we recommend the non-Plus version.
Zinsser Cover Stain
Rust-Oleum Zinsser Cover Stain primer is one of their oldest skews. It is also the slowest-drying oil-based primer. It takes roughly 3 to 4 days for Zinsser Cover Stain to dry. But once it dries, it bonds as well as any other bonding primer.
The major drawback of Cover Stain oil-based primer is that it runs easily and has a strong odor. Cleanup also requires paint thinner or mineral spirits. But this primer still has a place and is outstanding at eliminating unwanted odor from smoke, mold, and mildew.
When we remove popcorn ceilings in homes built in the 80s and 90s around the Triangle, we use Cover Stain to seal the drywall, preventing water stains and older drywall bleed from showing through the flat ceiling paint.
Smart Prime
Modified acrylic paint and primers are often referred to as hybrids. The term “hybrid” simplifies the process of combining oil and acrylic resins. Hybrid paints and primers often provide adhesion and a solid coating, with the ease of water-based solvents for better cleanup and use.
Zinsser Smart Primer cross-links oil and acrylic to offer increased bonding power with substantially lower VOC. Think of Smart Prime as the successor to Cover Stain.
Smart Prime dries within two hours and is Rust-Oleum’s most advanced primer.
Peel Stop Binding Primer
Peel Stop Primer will blanket old blistering paint, providing a thin transparent layer that covers the existing surface to prevent further peeling.
Interior walls with flat paint exposed to excessive moisture will have minor hairline cracks, also known as spider cracking. Peel Stop is the ideal primer to seal moisture-damaged interior walls.
Peel Stop will also mitigate light exterior paint peel, but we recommend applying Peel Stop after the surface has been lightly scraped and sanded for best results.
Mold Killing Primer
Painting over mold and mildew will trap the organic growth between paint coats, making it nearly impossible to remove. The best way to treat trapped mildew growth is to prime it with a paint primer that seals the surface against moisture and contains agents to inhibit future surface growth.
Although the manufacturer does not guarantee this primer’s performance on porous surfaces, Zinsser Mold Killing Primer is the best EPA-approved anti-fungicidal primer.
Gardz Surface Sealer
When you are having issues with interior painting applications, Gardz offers a wide range of solutions, from sealing drywall patches to preventing paint bubbling. It is a low-odor, water-based formula that dries clear.
Water Tight
Basement waterproofing sealers are a vital element to basement indoor air quality. Zinsser Water Tight seals up to 35 lbs of water pressure while preventing future mold and mildew growth. Rustoleum guarantees protection for a minimum of 10 years.
Water Tight is an innovative product developed in collaboration with Portland Cement to advance concrete protection technology.
A Few Experiences Using Zinsser Products
There are so many instances where the Zinsser lineup has saved the day. It outperforms all entry-level multipurpose primers found at Home Depot and Lowe’s. Choosing a primer specific to your needs will help improve performance when shopping at these locations. However, with that approach, if there were several surfaces, say both interior and outside, you would have to purchase a specific primer for each surface. As painters, this is almost certainly going to be an inconvenience at least. When looking for a primer, a high-performing multi-use is most ideal. The Bullseye primer is always in our van.
We had a project where we were hired to paint cabinets, and the homeowner had COPD. And as recommended, she left until we finished, but for some reason, she could not stand the smell of lacquer; the Shellac did not make her nauseous. While we are not making any claims regarding the reactions of either material, this is just one of many times Zinsser allowed us to test several options from one readily available brand. The Home Depot on Strickland Road is more of a satellite store geared toward homeowners, but it carries all Zinsser product lines. You may even see us there picking up a can of it!
